Where is College Suites located?

College Suites is designed for convenience! We are situated on NICC Drive, just steps away from the main entrance of the College. Nearby, you’ll find Fareway Grocery, Round 2 Bowling Alley & Family Center, UnityPoint Medical Clinic, Peosta’s Community Centre, and many other amenities.


Are these College Dorms?

No, College Suites offers 82 spacious apartment-style units, totaling 191 beds. Each apartment features a fully furnished kitchen and living room, with each resident having their own private, lockable bedroom. Floor plans range from studios to 4-bedroom/2-bath apartments. All units (except studios) include an in-unit washer  and dryer.


How many bedrooms are in each apartment?

Our floor plans include studios, 1-bedroom/1-bath, 2-bedroom/2-bath, 3-bedroom/2-bath, and 4-bedroom/2- bath apartments. Check out our Floor Plans & Amenities for more details.


Can I request a specific apartment?

Yes! Let us know your specific preferences and any potential roommates. We’ll do our best to accommodate your requests.


What is included in the rent?

Monthly rent includes:

  • Base Rent
  • All utilities (electric, heating, cooling, internet/Wi-Fi, garbage, recycling, water/sewer)
  • Fully furnished units with stainless steel appliances
  • In-unit washer and dryer (except in studios)
  • Free surface parking
  • Access to building amenities like study rooms, a fitness center, a lounge/game room, and outdoor
  • spaces such as a plaza and patio area
  • 24-hour building security with surveillance and on-site management.
  • An all-inclusive rate - YOU CANNOT BEAT!


Are the apartments furnished?

Yes! Each apartment is fully furnished with the following (depending on Unit)

  • Living room furniture (couch, chairs, stools or dining table/chairs)
  • A full-sized bed frame and mattress per bedroom
  • Bedroom desk and chair
  • Just bring your personal items, and you’re all set!


Is a TV included?

Yes! Each living room includes a 43” Smart Roku TV connected to Wi-Fi. You can access the Roku Channel or log in to your own streaming subscriptions (Netflix, Hulu, etc).


Can I choose my roommate?

Yes! If you have a specific roommate in mind, please list them on your application. We also offer Roommate Matching services through a simple questionnaire to pair residents with shared interests.


Can I have pets?

While we love furry friends, unfortunately, pets are not allowed.


What should I bring to College Suites?

Here’s what you’ll need to bring:

  • Full-size bedding (we provide the bed frame and mattress)
  • Personal belongings (clothes, hygiene items, towels, etc.)
  • Shower rod and curtain
  • Laundry detergent
  • Kitchenware (pots, pans, plates, utensils)
  • Rugs and wall décor, if desired


What safety features are included?

College Suites prioritizes safety with secured entrances, security cameras in common areas and corridors, and a key fob system for building and unit access. Each bedroom within your apartment also has a private key for added security.


What amenities are available in the building?

College Suites is more than housing - it’s a student experience! Along with 82 apartment units, we offer

additional amenities:

  • Study rooms
  • Fitness & cardio center
  • Lounge/game room
  • Outdoor Patio
  • A large lawn for activities


What is the move-in process?

Once your application is approved, you’ll need to submit a security deposit to secure your unit. We will work with you to coordinate your move-in schedule as the move-in date approaches. Specific dates will depend on your assigned unit and floor.


Is a security deposit required?

Yes, a $500 security deposit is required, along with a co-signer (parent, guardian, or family member). Proof of tenant insurance is also necessary. The deposit secures your unit and is refundable upon move-out, pending any damages or unpaid rent. However, if you choose to back out after submitting the deposit, it will be nonrefundable.


Is there an application fee?

Yes, there is a $30 non-refundable application fee, which covers the background check and tenant screening process. Both the Applicant/Resident and Co-signer are required to complete the application and pay the fee, as the co-signer serves as a guarantor for the lease.


How do I contact maintenance?

Non-emergency maintenance requests can be submitted through the Resident Portal. For emergencies, call the Site Manager immediately or dial 911.


How do I pay rent?

Rent is paid online through the Resident Portal and is due on the 1st of each month. You can set up automatic payments or make one-time payments. Contact the Site Manager for assistance.


Where is resident mail located?

Mail is delivered to an on-site mailbox assigned to each unit. Packages can be picked up at the front desk with a valid ID. Larger packages are encouraged to be brought from home or delivered to Peosta’s USPS close by.


Is parking available?

Yes, residents have access to surface parking on the West and South sides of the building. Additional long-term parking is available. All vehicles must be registered through the Resident Portal.


What events are offered for residents?

We host fun events such as bag tournaments, ping pong tournaments, foosball games and sporting event watch parties. Residents can also use common areas like the fitness center, lounge, and outdoor spaces.


How close is College Suites to NICC Campus?

We’re just 500 feet from NICC’s main entrance  - a 2-minute walk!


What activities are available in Peosta?

Peosta offers plenty to do! You can enjoy Round 2 Bowling, the Community Centre, the Heritage Trail Bikeway, and Sundown Mountain Ski Resort, all within a few miles or College Suites!


What should parents know?

We aim to provide a hassle-free college experience. With fully furnished units, utilities included, and a safe, secure building close to campus, you can have peace of mind. Co-signers have full access to lease documents, payment information, and communication through the Resident Portal.


Can residents have visitors?

Yes! Visitors are welcome but must sign in at the front desk for security purposes. Any long term visitors must go through our application process.
